Room Rates
Room Rates are per night based on double occupancy and include breakfast. A 5% Occupancy Tax to Cattaraugus County and 8% NY State Sales Tax will be added to the room rate.
Holiday Weekend & Special Events
Holiday weekends and special events may have up to a 3-night minimum stay.
Discounts
Corporate discounts may be available based on dates of stay Sunday -Thursday. Please contact the HHF at 716-258-0259 or email us at HunterHillFarm1996@gmail.com.
Reservations
A valid Visa, MasterCard, Discover or American Express Credit Card number and expiration date are required to secure a reservation until arrival. A deposit of $50 is required and will be charged at time of booking your reservation. The remaining balance will be charged the morning of arrival on the same credit card. You are also welcome to pay your balance by cash.
Check-In & Check-Out Times
Check-in: 3pm – 8pm | Check-out: 11:00 am
Special arrangements may be made for later check-in, when necessary.
Cancellation Policy
If you cancel BEFORE 14 days prior to your arrival date, a $50 cancellation fee will be charged per room and your deposit will not be refunded. If you cancel within 14 days before arrival, you will be charged in full for the stay. You will ONLY be reimbursed IF we are able to rebook your room(s) for those dates, less the $50 cancellation fee.
Due to the limited number of rooms at the HHF, any cancellation affects us significantly. Consequently, we adhere to a strict cancellation policy. We do realize things happen, sometimes without notice and we will do our very best to re-book your room to provide you with a full or partial refund less the $50 cancellation fee.
Smoking
The farmhouse is a smoke-free environment, smoking is ONLY permitted outside in a designated area. Smoking is prohibited on all porches. Please be considerate by refraining to smoke in any other locations on the property. Your cooperation is appreciated.
Guestrooms Policy
Guestrooms at HHF are for registered guests only. This policy is a courtesy to Dan and Christa who reside on the premises. Guest visitors are welcome in the common rooms and on the porch with prior approval. Guestrooms comfortably accommodate 2 people. Children over 12 are welcome upon request but must be accompanied by their parent/s.
Fido
Traveling with your canine family member can be challenging. At HHF we will allow your four-legged family member. Finn, our yellow labrador, is very friendly and will be in the common areas during non-breakfast times. He will be confined to our area when guests with dogs come. Please plan on keeping your dog on leash and cleaning up after them (poop bags are available). Service dogs are permitted, please let us know ahead of time if your service dog will be staying with you. All dogs will be required to have current vaccines to visit. There will be a $20.00 fee per night for Fido. In the event there is damage caused by your dog, we reserve the right to charge you for that damage. At no time will your dog be permitted to stay in the room unattended if you leave HHF.
Accessible Rooms
Our guest rooms are located on the second floor and guests must use stairs to enter our home and use a staircase to access their guestroom. Unfortunately, we were unable to create accessibility features for our accommodations.
Damages to the Property
We want our guests to enjoy their stay experience, but should there be excessive damage to the property or its contents, you will be notified of additional charges that will be charged to your credit card on file. This includes a $300 charge for smoking in the guestroom or any other interior/porch space.

Your Personal Information
When users elect to make online reservations users are required to supply certain personal information. This information is used to verify your identity and secure your booking. We only utilize your email addresses in pre-stay and post-stay communication. We will not disclose, share, sell or divulge your personal information, such as address, email, and telephone numbers to third parties, unless we have informed you, been authorized by you or are required to do so by law. We will maintain this information in accordance with our strict confidentiality standards.
